How to Start a Property Preservation Business

"Before you start trying to work out which direction the property market is headed, you should be aware that there are markets within markets." - Paul Clitheroe

Buying, selling, or maintaining a property has never been an easy task. Yet, if done efficiently, this work can turn out to be rewarding. Property preservation involves safeguarding and protecting the properties that are owned by the bank, or those that have been foreclosed or defaulted. Apart from securing, the work also involves preparing the properties for sale. This business is one of the fastest-growing ones since 2010 and is expected to go much more further. The paragraphs below will give you some tips on how to start a property preservation business.

Concept

People buy a house, a bungalow, etc., by taking a loan from a bank or any financial institution. Sometimes, unfortunate situations crop up, and people are unable to either repay the loan or fulfill the contract requirements on time. This causes the property to revert to the bank. Many a time, the homes are left in an unmarketable condition. Here is where the concept of property preservation comes up. These companies/services handle the foreclosing formalities and prepare the home for resale. Such properties are called 'real estate owned' (REO) properties. As more and more such abandoned/vacant homes come up, this business keeps expanding, as people are needed to secure and prepare the homes again for future sale.

Your Services Include

It is important that you know what services you will need to provide when you start this business. A brief on the same is given below.

Removal of Debris

All the debris must be cleared off, especially if the house has been in the same condition since a long time.

The car should be removed and taken care of.

Any kind of dangerous material should be very carefully dumped. Please remember to follow appropriate country codes and laws while dumping hazardous material; not doing so may be considered a crime.

Dispose off all the personal property, like television, stereo, microwave, etc., in storage boxes for a stipulated period. After that, if the items are not claimed, they can be auctioned or dispensed.

Remember that all the above activities must be done on the instructions of the lender/client.

Removal of Snow

This is based on the requirements of the lender, mostly. If the surroundings are covered with snow and this is causing a major problem, your job would be to shovel off the snow and make the place fit and fine.

Securing the Property

This is a very important step. The entire place must be carefully checked. Look out for these things:

All the locks and bolts must be changed according to the regulations. This includes deadbolts, slide bolts, padlocks, etc. If necessary, take permission from the lender and have him accompany you for a change of lock, if need be.

It would be better if you have lock boxes with an assigned code. This would firmly prevent third-party access.

Any kind of entryway that allows easy access into the house must be sealed off. This can be done with the help of board-ups to secure windows, doors, and ventilators.

The terrace and balcony areas must be boarded with extreme caution, for this is an easily accessible, vulnerable entryway. Double-check the locks and see if any extra protection, like grills, can be temporarily installed.

If a fence surrounds the house, see if it can be boarded up with glass spikes.

Maintaining the Lawn

Contact the lawn maintenance services and have them mow and clean the lawn about 2-3 times a month. This again, requires to be done only on the instructions of the client.

Maintaining the Pool

Not maintaining the pool can cause major problems, like spread of certain diseases.

The pool must be drained, cleaned, and refilled with water periodically.

Chlorine or any other necessary chemical must also be added regularly.

General Cleaning Services

This involves the entire cleaning process to be done, including sweeping, dusting, vacuuming, scrubbing, and mopping. Call on some good janitorial services to get all this done.

Clean out all the bedrooms, bathrooms, hall, dining area, kitchen, the study, the library, and even the garage. The house must not look jaded and old.

Plumbing, Draining, and Sealing

This job has to be carefully done. One of the main and vital duties here is to drain and seal the pipes so that they do not freeze and burst during winter.

Drain the plumbing and heating systems.

Shut off the main water supply, disconnect the water meter, and place it in the corner of the garden.

Also, disconnect the feed pipe leading to the main valve.

Use air pressure to clear the water system, and use an antifreeze mechanism to protect the system.

Turn off the gas and electricity.

After all these jobs are done, label them accordingly with the date so that they can be done again on an appropriate date the next time.

Keep Evidence

Whatever services have been provided, detailed photographs of the same should be duly sent to the lender/client. The photos will indicate how regularly and efficiently the services are being done.

Steps to Start the Business

Choose a Name

Establish your company first. Choose a good corporate name; something that will attract clients.

Apply for a License

Here is a very important step. You need to be legally registered to start any business. So, get to your local office and apply for a business license. Submit all the required documents.

Complete Formalities

This is a huge step. You need to complete a lot of banking formalities before actually getting down to work.

You will be working with banks and lending institutions, and they will require you to have the essential documents. An important one among them is the general liability insurance policy. This is a must-have when you start this company.

Next, apply to the REO department of important banks. If you want them to sit up and take notice of you as an independent service provider, you need to establish ties with them.

A summary needs to be submitted to the REO department to get requests for a proposal (RFPs). The banks can procure this from different sources, but you must first get noticed in order to receive contracts.

Get Acquainted with the Basics

Start learning the tricks of the trade. Ideally, if you are up for starting this company, it indicates that you are already aware of what services are expected of you. However, you need to know this in minute detail.

Download a training start-up guide, and here, you will be explained every little detail.

You will come to know about different banks, lending institutions, REO asset management companies, realtors, investors, insurers, the various cleaning services that you will be needing in the course of your work, etc.

You will learn how to contact the right people, price your service properly, and establish your business effectively.

Contact Companies

Once your self-training period is over (don't take too long!), you can start contacting the companies immediately. Again, these include the major banks, mortgage lenders, realtors, and REO asset management companies.

Ideally, the banks which you have applied to, might contact you if they come across a proposal. Act on this contract immediately, for this is an ideal opportunity.

For this, you need to be well prepared with all your services in place, but do not let go of the offer to showcase your business acumen and skills, as there is intense competition in the market, and you may not get a second chance. This is how you will build contacts, and over time, accumulate goodwill and reputation.

Market and Expand

This is the most important step. You need to know how to sell yourself (not literally), I mean, market yourself.

To start at grassroots level, establish a professional presence on the web. Create a website for your company.

As the business expands, you can create a personal blog too, through which you can market your company further.

Join online financial networks and directories, and advertise your business.

Use social networking and digital media platforms to let people know about your services.

There are many online forums and sites through which you can communicate to companies and generate contacts, prominent among them being the property preservation directory and the foreclosure cleanup network.

Through the Internet, you will also understand how much competition you are facing in this business.

Market yourself beautifully, mention your professional qualifications, depth of knowledge, etc. All this must be worded efficiently enough to attract clients.

Starting a property preservation business is neither an easy nor a difficult task. It all depends on your skills and abilities. Do not expect profits and contracts to pour in immediately, every business takes time to catch up, and you will indeed face some hurdles in the beginning. But, make it a point to learn from every instance, and better your services. Who knows, one day you might be one of the top echelons of this business in the market!

Rodenhiser Purchases Medfield Plumbing and Heating Inc.; Brian Benson, Medfield's Previous Owner, Joins Rodenhiser.

HOLLISTON, Mass. -- Andy Rodenhiser, President of Rodenhiser Plumbing, Heating and Air Conditioning has announced the company has completed an asset purchase of Medfield Plumbing Heating, Inc. Brian Benson, the former owner of Medfield Plumbing and Heating, Inc., will remain on board with Rodenhiser as a technician/foreman.

"I wanted to sell my business, but continue to work," said Benson. "Rodenhiser offered me a fair purchase price and an opportunity to continue to serve my clients while ensuring they will be taken care of." Medfield Plumbing and Heating customers will continue to receive the highest attention. While Rodenhiser assumes responsibility for the continued care of all of Medfield's plumbing, heating and cooling needs, Rodenhiser has only acquired Medfield Plumbing Heating's assets.

According to Andy Rodenhiser, the plumbing, heating and air conditioning industries have seen a wave of consolidation in the last decade. "Large national companies are buying smaller ones and are rolling them up in an effort to show Wall Street continued growth in sales," he said. "When the growth slows or net profits don't meet analysts' predictions, the consolidators merge, sell off, or shut down the under-performing operation. Our organization feels that when this happens, it destroys the goodwill that a small local operator has spent years generating. By purchasing Medfield Plumbing Heating, Inc., Rodenhiser becomes a stronger local company, one that both Benson and former Medfield Plumbing and Heating customers will benefit from completely."

Since 1928, Rodenhiser has prided itself as a company with the strength and resources to serve businesses and homeowners with premium heating, air conditioning, and plumbing products and services. It has been a customer-focused company serving the Metro West Massachusetts area with maintenance, repair, service and installation on the area's homes, businesses and local industries. All of Rodenhiser's products and services meet the highest performance standards, and customer satisfaction is always Rodenhiser's highest priority.

Responsiveness is a key element of Rodenhiser's commitment to quality customer service. For more information or to schedule service, contact Rodenhiser at 800-633-PIPE (7473), or visit their website at www.Rodenhiser.com. Rodenhiser looks forward to maintaining loyalty with Medfield Plumbing and Heating's customers and promises to deliver the same high level of service expected for anyone.

Remove Grease From Hardwood Kitchen Cabinets

Hardwood kitchen cabinets can start to accumulate a buildup of grease and grime. As you cook, grease and cooking oil splatters and the small droplets end up landing on your wood cabinets. Grime is mixture of the grease and oil with dust and dirt which looks absolutely awful in a kitchen because your kitchen no longer looks clean. Nobody wants to prepare a meal or eat food in a dirty room. The most affected areas are the hardwood cabinet doors because they are the first spot the splatters find to land on.

After all the time you have invested into choosing the perfect hardwood cabinets, the money spent and maybe even the back breaking labor, you want your cabinets to look nice all of the time.

Cleaning hardwood cabinets is not as difficult as you might imagine. Whether you have cherry wood cabinets, oak cabinets or some other type of hardwood cabinets, there is one very easy cleaning solution to remove the grease.

Make a 50-50 solution of non-sudsing household ammonia and warm water.

Pour the mixture into a spray bottle.

Spray all of the exposed surfaces of your kitchen cabinets. Work on one area of the cabinet at a time.

Allow the ammonia and water to soak into the grease and grime for a minute or two.

Use a soft cloth such as a well worn piece of flannel to rub off the grease and grime.

Follow with a soft, clean, damp rag.

Immediately and thoroughly dry the hardwood surface with another soft, clean, dry cloth. Do not allow the residue from the cleaning solution to dry on its' own. If it does dry on its own, it will cause small spots or marks on the cabinets. These spots are more noticeable on darker colored hardwoods such as cherry wood.

If the hardwood cabinets are particularly greasy or grimy, repeat the steps until all of the grease buildup is removed.

To prevent a grease and grime buildup on your wood cabinets, apply a coat of wax which will keep kitchen grease and oil from sticking to the surface.

Clean your hardwood cabinets on a regular basis with ammonia at least once every other week or more if you fry foods frequently. After frying or using oil and grease wipe the wood cabinet surfaces down to minimize grime in your kitchen.

Treat your wood cabinets just as you would treat any other piece of fine furniture in your house.

Grease buildup on kitchen cabinets can be dangerous. If there is a large buildup of grease, it can become a fire hazard.

Decorations :: Using Architectural Salvage In Your Home?

When old buildings such as houses, hotels, churches or industrial buildings undergo demolition or renovation, and are converted into Condos, there are companies that go in to "save" interesting or useful elements before the wrecking ball arrives. These companies save items such as windows, doors, hardware, radiators, floor grates, stair parts, lighting, fencing, lumber, ceiling tiles, fireplace mantels, bathtubs, flooring and more.

Why not use old building elements instead of buying new?

They don't make things like they used to. When you install a sturdy oak door, for example, you're getting quality materials and excellent craftsmanship - at far less than a new, and sometimes inferior quality, door would cost.

It's "green". You are not sending a reuseable item to landfill, or using resources to create a new one. You're being environmentally responsible and preserving a piece of the past.

It's unique. In an era of cookie-cutter homes and Lofts and mass-produced furnishings, distinctive elements will always make a statement.

Ideas for your home.

Architectural salvage works in any space, from antique-filled to ultra-modern. Here are just a few ideas:

- Replace unappealing doorknobs with lovely brass, porcelain or cut glass knobs.

Use reclaimed tin ceiling tiles as custom wall coverings. Use them rust and all, or take four tiles with the same pattern, paint each one a different colour, and hang them as a grouping.

- Replace the bathtub in your modern space with a deep, elegant clawfoot soaker tub.

- Replace a standard floor grate with a lovely iron one, or hang one on your wall as art.

- Use a piece of wrought-iron fencing as a headboard.

- Use salvaged old hinges on your doors - you can find some really ornate ones that would look equally good in a period home or a contemporary space.

Thinking about installing hardwood floors? Reclaimed wood flooring is great quality, and it's less expensive and more environmentally-friendly than buying new.

Install old stained glass or leaded glass windows into non-load-bearing internal walls to allow light to shine through.

Where to find salvaged items.

Architectural salvage stores have the best selection. Look up "architectural salvage" online or in the yellow pages, or try "building materials - used," "salvage and surplus" or "antiques." Talk to demolition contractors and ask them where they take their salvaged building materials.

Estate auctions are another great source - anything from windows and decorations to entire houses can come up at auction. Check your local paper, or search online for auctions in your area.

- Don't discount flea markets, garage sales and other sources of used goods.

- Call your local historical restoration or preservation society.

Shop online - you can find anything on eBay.

If you are looking to sell your house in the future, the value of the house will go up with a significant amount. Cork flooring is one of the most preferred designs for homes. Cork Floating Floors Installation in Your Home

It is complicated, and you will need to hire professionals. Floating means that the tiles are not secured to the subfloor but on the top. You will need to leave space between the cork tiles and the wall. Another issue usually arises when you want to extend the floating cork floor from one room to another, an expansion gap is necessary to make this possible. If the room you are installing tiles, a moisture vapor is a requirement for cork floating floor installation.

A number of surfaces on which you can lay the cork flooring include wood flooring, ceramic floor, and vinyl. What you should consider is the size. It should not exceed eight ft. If the tiles are placed on hard wood floors you will need to lay them across the existing floorboards. There are a number of tools you will need while installing cork floors. Spacers, floating floor cap, rubber mallet, crowbar, tape measure and others.

Procedure for Setting up The Planks

1.Start by laying the planks in one of the corners of the rooms. Place the plank away from both walls at the corner.

2.Then you make the first long row flooring in the room. Snap the next plank into the end of the first plank by placing it at an angle. You should not hammer it directly to avoid breaking the planks.

3.After you have finished the first row, you will need to cut the plank. Move it to half an inch away from the wall and mark the back of the plank.

4.The next step is to place the plank to be cut on a surface to cut it. You can use a handsaw to cut the plank.

5.After laying the rows of planks, measure and cut the planks to fit but leave space between the last row of planks and the wall.

6.Make sure you vacuum the dust before you install the sealer coat. Use a soft method to put the coating to avoid missing any spot. This will prevent air bubbles forming in between the planks.

7.Then you have to wait for about 4 hours before you walk with shoes into the room. I can assure you that you will not be disappointed with the finish.

The above steps are the basics during a cork floating floor installation. However, it is advisable to get professionals to do the job for you to avoid damaging your floor.

How to Start a Fire and Natural Disaster Clean Up and Restoration Company

Fires, tornadoes, floods and other natural disasters often leave homeowners devastated as they sift through their remains to try and recover salvageable items. How to clean-up and restore their home to its original state is a concern as they assess the damage, but many don't know how to begin the clean-up and recovery process. Fortunately there are companies and people who assist homeowners through this process, and you can too by learning how to start a restoration clean-up company.

Learn about restoration and clean up. Take classes or training on how to clean up and restore a home or commercial business after a natural disaster. Gain experience in the field by working as an employee of a restoration and clean-up company already established. Start your own company only after you're confident you know all aspects of this niche field including.

Write a business plan. Identify how you plan to start and build a restoration clean-up company by detailing the different aspects and steps in a business plan. Make sure to cover finances, marketing and staffing for the company. Visit the website of the Michigan Small Business Development Center to see sample business plans you can use in writing your own.

Secure funding. Learn about guaranteed loans available through the U.S. Small Business Administration specifically for individuals who need funding to start their own business, and find out if you and your business qualifies. Check with banks and credit unions to find local business loans by speaking with a loan officer and providing the financial institution with a copy of your business plan. Consider getting a partner to provide the start-up funds and split the profit with if you have horrible credit that prevents you from qualifying for a business loan.

Register your business. Find out if any special license is required at your state level to operate or own a restoration clean-up company, and if so follow the instructions for obtaining the license. Become a registered business with the federal government by completing the online application form to obtain an employer identification number (EIN) from the Internal Revenue Service (IRS). Finally, register with your local city government for a business license by visiting city hall and filling out the license application.

Find an office. Seek out a commercial office space to house your restoration clean-up company. While work is performed on-site, an office allows you to meet with customers as well as manage billing, payroll and staffing for your company. Consider leasing or purchasing a pre-existing automotive repair shop since this usually provides an office space as well as a garage, which you can use to store your company vehicles and equipment.

Purchase supplies. Obtain the equipment you need to restore and clean up property after it is damaged. Buy large vans or trucks to haul the equipment to and from the work site. Make sure to purchase safety gear to wear when completing a job. This includes goggles, gloves, masks and coveralls.

Hire staff. Start out small by working alone or hiring one or two additional employees. Add to your payroll as the demand for your services increases. Consider training people for temporary work in case a natural disaster affects the entire community and the demand for your services drastically increases.

Promote your business. Spread the word to the public about your services by using general forms of advertising such as newspaper, radio, television, a website and ads in the phonebook. Network with employees of nonprofit agencies, such as the American Red Cross, who assist people when their home or business has had a fire, flood or other natural disaster. Encourage them to provide referrals to your company since they work with people who are most in need of the services your business provides.

How to Control Poisonous Plants Found in Horse Pasture

Horsetail - Poisonous to HorsesSome poisonous plants are very well known, such as ragwort and deadly nightshade. However, there are many more unusual plants that are also toxic for horses. Horse owners should also be able to recognise, and if, necessary, remove these plants from pastureland.

When the pasture conditions are poor - for example in heavy frost or snow, or when there has been little rain and the grass is poor - horses will look around for additional food. You may have plants in your field that have been there for years, and have never posed a danger to your horse. However, don't be fooled into thinking that they never will!

Young horses will often investigate odd corners of the field, and any horse can be forced into trying a mouthful of something new if there is no other food available. To minimise these risks, if grass is not freely available then consider feeding an alternative form of forage such as hay, to keep your horse occupied.

Check the field at least once a week, and take appropriate action to control poisonous plants.

Spraying

This method is suitable for small, fast growing weeds such as buttercups and horsetail. Buttercups should be controlled, as they can be a skin irritant and can be toxic if large quantities are eaten. However, they are fine when dried in hay. Buttercups favour poorer, marshy pastureland, so the presence of a large quantity of buttercups may indicate that your field needs some management. Horsetail, also known as mare's tail, is a spiky weed which is common on banks and in sunny areas. It is mildly poisonous if eaten in large quantities.

These weeds and others such as docks can be controlled by spraying, but always check that the chemical you use is suitable for use with horses, and if you need to keep your horses in afterwards. Knapsack sprayers are suitable for small areas, otherwise you will need to speak to an agricultural contractor.

Removal or Fencing Off

This method is suitable for large shrubs and trees such as yew, oak and rhododendrons. Yew is a small dark everygreen with dark green needles and small bright red berries. It favours shady areas, and for that reason is very common in churchyards. It is very poisonous, and a relatively small quantity can have unpleasant consequences. Rhododendrons have dark green, lozenge shaped leaves and bright clusters of flowers in May and early June. Both oak leaves and acorns are poisonous; and some horses seem to develop a craving for acorns.

The best course of action is to fence the tree off completely. Don't just trim off overhanging branches, as horses can reach a lot further than you might think! If the tree is very small or young, you may be able to remove it completely.

Digging Up

The digging up method is most commonly used with ragwort, a very common weed. It has dark green leaves and small yellow starlike flowers. The best way to remove a large quantity is by spraying; however if you only have a small quantity it can be pulled up by hand, taking care to get all the roots. Always wear gloves, as the poison can enter your own blood stream via abrasions on your hands. There are proprietary tools on the market to make pulling ragwort easier, consisting of a fork that enables you to loosen and twist the roots.

Always check your pasture at least once a week (you can take the opportunity to check your fencing, as well), and deal with poisonous plants as you find them. You can then be sure that you're creating a safe environment for your horses, and minimise any vet's bills.
